Short term rent is possible (less then 6 months), for example to rent by the
month, but the prices are higher when compared with usual long term rent.
Monthly (automatic) payments are preferable.
You can pay by bank (or cash)...and always pay out before the 1st of the
next coming month ! Basic furniture is available. The penthouse is not a serviced
apartment.
Signature;
There will be a 1 month deposit (+ 1 month rent) for (super) long-term
rent & short-term rent. If the deposit is (partially)
refundable or not, depends on the rent term / minimum stay ! If you want to rent
longterm & pay the longterm price you get back 100% of your deposit after
staying for six months. (minimum for longterm) If you want to rent super-longterm
& pay the super-longterm price you get back 100% of your deposit after staying
for 1 year or 12 months (minimum for super-longterm).
Pay per month for 208 square meter (4 bedrooms / 8 people), excluding telephone, electricity & water fee,etc ! You pay for a full month if you want to stay less then one month or for a short holiday! You get back your deposit when you check-out.
Longterm rent is 16.000 baht/month
The first period you pay the rent plus the deposit. The price of the deposit and the monthly / weekly rent are the same.

If you want to book the penthouse for a certain date in the future (to exclude other potential tenants), you pay a bookings-fee ! (deducted from monthly rent)

When you wish to terminate the lease (or rent), you must give advance notice
(normally one to two months). If you move out without giving notice, or if you
give notice just before moving, you might be charged extra rent !!! The payment
conditions & terms of (rental) property varies according to the season &
rentterm !
Every month there will be a
separate bill for electricity, water & telephone.

As with rental contracts the world over, a standard clause will be included
stipulating that the property must be kept in good condition and you will be
responsible for the cost of any degradation not attributable to normal wear and
tear. As a tenant, you are expected to behave reasonably and with consideration
to your neighbors; any antisocial behavior or obvious abuse of the property is
likely to result in your eviction !!!
If you are going to rent the penthouse, it will be equipped with a range of
goods, usually of a high standard. An inventory will be prepared when you move
into the property and included as an appendix to the contract. The inventory
will be checked when you leave the property and any damaged or lost items will
be replaced at your expense + you may be required to bear expenses needed to
restore the accommodation to its original state when you move out !!!
